About Warwick Grove

It’s a home close to the conveniences and attractions of one of New York’s favorite weekend getaways, in a village of treasured pastimes and neighborly traditions. It’s time to come home to Warwick Grove.

Surrounded by the majestic beauty of the Hudson Valley in a village reminiscent of Norman Rockwell’s America, lies the traditional neighborhood of Warwick Grove.
Masterfully designed by Duany Plater-Zyberk & Company under the direction of Michael Watkins and developed by LeylandAlliance LLC, Warwick Grove has evolved into one of the most beautiful and thoughtfully executed neighborhoods in the Northeast. At its heart is its promise – a return to village life – as residents of this close-knit, active adult neighborhood delight in a sincere sense of community and the many offerings of living in an authentic Main Street village.
Located in Warwick, New York, Warwick Grove complements the village’s historic Main Street and its attractive mix of shops and restaurants. With its classically-designed housing and community buildings, a neighborhood square, parks, sidewalks, and front porches, Warwick Grove encourages strong relationships among neighbors and community ties.

The Neighborhood

Warwick Grove is a seamless extension of the social, cultural, and architectural mix that already thrives in the Village of Warwick. At the heart of the community is slots up toptenreviews headphones the Neighborhood Center, a rambling building with a gracious rocking chair porch overlooking the scenic green and adjacent public park. Here you can join the book club, play a game of cards, work off last night’s dessert in the fitness center or loosen up the kinks with a yoga class. The heated outdoor pool is a beautiful place to relax in the summer sun.
Take a short walk each day to Warwick Grove’s post office, where you’ll not only collect your mail, but get to know your neighbors and catch up on the latest information. Parks are sprinkled throughout the neighborhood where you can join a game of bocce or take a seat on a bench and read. There’s also a community garden for resident green thumbs.
The Village of Warwick’s state of the art Albert Wisner Public Library is just a short stroll down McFarland Road. The Village’s bustling Main Street is also nearby, crammed with shops, boutiques, galleries, and restaurants.

Thinking Green

The homes of Warwick Grove have won many design awards, and the neighborhood has earned accreditation by the National Association of Home Builders (NAHB) Green Program at the 4-star, Silver level.
Warwick Grove was also one of the first PATH (Partnership for Advancing Technology in Housing) demonstration projects.  PATH, an organization originating from the U.S. Department of Housing and Urban Development, is dedicated to accelerating the development and use of technologies that radically improve the quality, durability, energy efficiency, environmental performance, and affordability of America’s housing.
Warwick Grove homeowners enjoy significant savings on utility bills in their low energy homes. Warwick Grove homes feature:
  • R-21 insulation in exterior walls
  • R-38 insulation in the attic
  • Home-wrap moisture barrier
  • High efficiency forced air heating and air conditioning
  • Tankless, continuous flow hot water heater
  • Low-e insulated windows
  • High-efficiency HVAC system
  • Superior indoor air quality
The master plan for Warwick Grove was designed with patience, attention to detail, and a concerted effort to preserve trees and animals. Concentrating the buildings and dwellings in one area of the site’s 127 acres is ecologically efficient, leaving open space around the perimeter that keeps the valley, and the species that roam within it, biologically interconnected.

The federally threatened Bog Turtle species is indigenous to this area, traveling from one wetland patch to another as the seasons or needs change. Their habitat is often crisscrossed with roads, but the Bog Turtles lucky enough to live near Warwick Grove are guaranteed safe passage, thanks to a unique bridge/tunnel designed by LeylandAlliance consultant Dr. Michael Klemens, a renowned conservation biologist.

This “Leyland Bridge” has become the new standard design requested by the New York State Department of Environmental Conservation for developments in similar sensitive areas.
